Turning on the cooling in the evening, at the warmest part of the day, after everything in the home has heated up will cause the system to take hours to cool to a comfortable temperature. It is estimated an hour a degree to drop to the desired room temperature. It is also important to keep blinds and curtains closed during periods of heat especially on the second and third floors due to heat rising. The garage door should also be kept close when trying to cool in severe heat. It should be noted on days where the heat is 95 degrees or higher, the system is designed to cool to 75-78 or a 20 degree differential; therefore, setting your thermostat to 70 will not cool to 70. In extreme heat, the system will run continuously to maintain room temperatures.

The white condensate pipe(s) that run outside laying on the ground should not be covered with anything, they need to be kept clear and free of mulch, dirt, sod, etc. to prevent your inside lines from backing up. Depending on the heat and humidity and the usage of your system, these lines can produce gallons of water which is normal. Laying mulch or a rock bed around the ends of these lines can help absorb the water. Remember to make sure the lines are not buried or blocked at the ends. Also, the inside condensate lines should be flushed out once a year, both up and down. This is a home maintenance item and one of the tasks we address at a maintenance check. If you ever see water in the pan upstairs or water coming out of the emergency overflow that comes out of the side of your house at the second-floor level, you need to cut the unit off and call our office.

If you notice your system freezing up in the cooling mode, the fan can be set to “on”, and the heat/cool should be set to “off” and then call for service. Remember dirty filters are a major cause of freezing up. We highly recommend for the most efficiency to set the thermostat on a comfortable temperature and adjust infrequently. Turning the system on and off can cause the system to overwork and will be less efficient.
